How To Pick The RIGHT Realtor

How To Pick The Right Real Estate Agent

Selling or buying a home is one of the biggest decisions of your life. Your home is special for you and your family so finding a realtor your can TRUST with the right experience is critical to selling your home. with over 5,000 real estate agents in the Tulsa area, how do you know if you’re picking the right agent? Heres some tips for choosing the BEST real estate agent in your area.

    1. Don’t Just Use Your Uncle Joe

“NAR reported 87% of all new agents fail after five years in the industry and only 13% make it. Agents don’t leave the industry because they made too much money, no, they leave the industry because they didn’t make any.” – Tom Ferry

The reason so many agents fail is because they don’t have the right toolkit for selling homes, many people get into the real estate industry thinking they will make a couple phone calls and sell a bunch of houses. There is a lot of in and outs of real estate that need to be taken care of behind the scenes, and, while you already have a high level of trust with your family/friends this does not meant that they have the right experience for the job.

    2. Interviewing Agents And Asking The Right Questions

Interviewing agents is like a job interview, you should have a couple realtors to talk to before choosing which one is best for selling your home. One scary statistic in real estate according to the National Association of Realtors is that less than 15% of people interviewed more than ONE real estate agent. There is no way to tell you are choosing a great real estate agent if you have nothing to compare it to. Interviewing realtors is the best way to determine if you trust them to handle your biggest asset. We recommend interviewing at least 3 agents before choosing a realtor to assist with the sale of your home. Some important questions to ask an agent when your interviewing them are:

    • How long have you been working in real estate?
    • Do you primarily work with buyers or sellers?
    • How many active clients do you have at a time?
    • Are you part of a team?
    • What’s your specialty?
    • Are you equipped to handle my unique situation?
    • How will you market my home?
    • Can you put me in contact with some references?

    3. Discuss A Selling Strategy

When you are selling a home you want an agent that is going to go above and beyond in marketing, so make sure to sit down with your agent and discuss there selling strategies, do they offer professional pictures? Will they do open houses? You don’t want an agent that is simply going to put your home on MLS and nothing else. Talk to and plan with your agent about a specific selling strategy for your home so the process will be smoother for you when its time to market your home.

    4. Experience Level

According to real estate statistics pulled from the National association for realtors in 2020 we can estimate that the average active real estate agent helps buyers and/or sellers on roughly 10 homes a year. This means the average agent sells less than 1 house a month. To put that into comparison the 918HomeTeam, one of the top real estate teams in the Tulsa area, sell over 300+ homes every year. The agents who have more experience selling homes have an advantage over the average agents because they not only have tons of negotiating experience under there belt but they also have connections to trusted inspectors, lenders, and closers to give your home sale an edge over the rest.

Overall the key to choosing the right agent is finding the balance between trust, knowledge, and experience. So go out there interview some agents and getting started on your home selling process! 🙂
